He had numerous suggestions to make the property more appealing to a potential buyer. I landscaped, painted and invested into new appliances. I had gutters installed and refinished the floors. I cleaned and staged the home for photos for the listing. The showings and open houses required me to be out of the house and rearrange my schedule. It was rather inconvenient. I’d come home to dirty footprints. There were several offers that fell through. Eventually, negotiations led to a solid offer. I was eager to get the house sold. Unfortunately, the buyer required a bank loan. A home inspection resulted in a twenty-page report. I was shocked by the list of repairs I was expected to make. The bank required a roof replacement, updated electrical panel, ductwork sealing, new porch railings, rewired outlets and replacement of the water heater. I couldn’t afford all of those improvements. While the offer was lower than what I was originally asking, I didn’t need to pay for an appraisal, inspection or repairs. I wasn’t responsible for realtor fees or closing costs.
